We provide all types of appraisals for lenders. In addition to the traditional Full Appraisal Report we provide Limited 2055 and 2065 Reports, Field Reviews, and Desk Reviews. All reports are provided using the current industry standard forms and with all required exhibits.

We provide appraisals throughout California and the continental United States.  We can extend out into adjacent counties depending on the assignment.

Customer Service

At ISN Appraisal Service, we are a service organization first and foremost. We know your customers are occasionally intimidated by the process of buying, selling, refinancing or obtaining a home equity loan. We instruct our entire staff to do everything possible to put them at ease.  We conduct detailed inspections and provide accurate, reliable, clearly written reports by our seasoned, full time appraisers.  We want to give your customer the confidence that we are careful and will not miss something that might influence the value of their single most important investment - their home.  We are aware that your appraiser, in many cases, provides the first impression (and sometimes the only in-person impression) the homeowner receives of you, the lender, prior to the closing.  As professional appraisers, it is our responsibility to deliver an objective, well supported valuation on each property we appraise.  We always far exceed - not just meet Fannie Mae, Freddi-Mac, HUD/FHA, FIRREA, USPAP and all other industry guidelines. We never lose sight of the fact, however, that your customers are people and deserve outstanding interpersonal service, too.
 

Communication

ISN Appraisal Service stresses the need for constant communication, including daily status reports if desired, to keep you informed of every step of the appraisal process.  Whenever there is a significant discrepancy between what you order and what our preliminary inspection reveals, you are called immediately and apprised of the situation.  If you ever feel the value found is too low or too high, we will have a seasoned reviewer take a second look at no additional cost.
 

Low Fees

Since all our appraisals are done directly on computer, our support staff is small.  This cuts down on our costs which in turn, cuts down on yours.  We also offer many Report Formats, depending on the property, which means you don't pay for extras in a report that you don't need.
 

Immediate borrower contact

ISN Appraisal Service believes in immediate borrower contact.  During normal business hours, we will contact your borrower/client within thirty minutes of receipt of your order.  If there is a problem you will be called immediately.  This way no time will be lost trying to contact the borrower which, in turn, will often allow you an opportunity to save a loan that might be in trouble.
 

Flexible appointment scheduling

Your clients need appraisal appointments that are convenient for them.  ISN Appraisal Service offers your customers flexible scheduling - we will even schedule Saturday, early morning and early evening (as long as enough light is available to take the necessary photos) appointments.

(1) Secure EDI Transmission (in Adobe .PDF format)   or
(2) via any X-12 Pinnacle Alliance software
