These are questions you may be asking yourself daily! And typically to find out the answer, you have to pick up the phone, or email the appraiser. But, what if he is out of the office? And you're so busy! You will just have to play the waiting game.

 

But why should you? There has got to be a better way to find out! Why even ask your self these questions when you could just order online and get your status daily by clicking on a website?

 

Why order online when I already have a printed request to fax? Isn't that just double work?

 

Although it may seem like double work to order online when you have a pre-filled fax request generated from your software, there are many benefits that faxed requests don't provide! For example the questions above. Online ordering does away with the uncertainty that faxed requests can't answer. And since you only have 6 required lines to fill in to order online, you can just send the bare essentials and let us know to be looking for your fax to come in also, with more detailed information.

We are very glad to let all of our clients know that our online appraisal ordering and tracking system has been revised, and is now up and running. We have also added the ability to Pay Online.
 

Whether you are an individual homeowner considering selling your home, or a large Bank with dozens of loan officers, our ordering system was made for you!

 

 

You may be asking yourself, "What are the benefits of ordering my appraisal requests online? Will it really save me time? Is it difficult? Do I have to fill out long, complicated forms? Wouldn't it be much easier to just fax over my request page that I already have printed?"

 

The answers to these questions should change your view of appraisal assignments in a positive way!

A MEETING OF THE MINDS

At a recent meeting of appraisal software developers and loan officers a poll was taken. The loan officers were asked what their biggest issues were with appraisals. They listed all the standard things -- finding appraisers in other states and outlying areas, getting the appraisers to tell them that they had even received the order, playing daily phone and fax tag with appraisers, finding the appraisal three months later when they need it, and managing all those processes while having staff turnover of their own. Then these loan officers were shown how they could order and track requests with the new "Mercury" ordering system utilized by appraisers "Xsites" web pages.

 

As they were shown how to use the system, they were told, "This takes longer than a fax", and reminded of what they said their problems were with the appraisal process. Not one of them had said that typing up the order was the existing problem -- they all said the management of many appraisals was the problem. Then they were told, "You'll notice that it's going to take longer to type in the order than it would if you just sent a fax from your LOS software.  But the time savings over the next several weeks -- no phone tag, no wondering if the appraiser got the order, no finding out at the last minute that it just fell through the cracks, etc. -- far outweighs the two minutes you'll spend entering the order. You agree those are the areas where you waste time, not typing."   They all overwhelmingly agreed. In fact, near the end of the meeting, when told it would take a couple of weeks to get them set up, they were very disappointed. They wanted to start using the system right away. 

 

The good news for you is, the system is now in place!

 

 

 


 

BUT FAXING IS SO EASY!

 

When ordering online, only the basic information is required. As a matter of fact, if you want to only put in the information in the lines with the red asterisks, you could then fax over your existing Loan Originating Software printout with any legal descriptions, surveys or other necessary data. This would enable you to still take advantage of our online tracking and email status updates.

 

 

 


  

CONSUMERS OR INDIVIDUAL LOAN OFFICERS

 

Signing up and using our online ordering system on our website is perfect for you. Simple, quick and efficient. Regardless of whether you will be ordering appraisals often, or just need your personal home appraised, it is simple either way. Just enter your information in the brief sign-in questionnaire when you place your first order and you're on your way.

 

 

 


 

 

MANAGERS AND SUPERVISORS

 

If you are a manager of more than one loan officer, and wish to monitor all of your staffs appraisal requests, that is possible also. Just sign up and check your online status through the more robust Mercury System. (remember to select ISN Appraisal Service as your preferred appraiser) Checking status through Mercury will allow you to view other's appraisal status' online. Checking status through our website allows the user to check only their appraisal orders. Although being a part of the same ordering system as on our website, Mercury's signup process is more extensive, with additional options for larger offices. However, everyone can still order through our site after signing up. Have your loan officers sign up through the standard process in the "Consumer or Individual Loan Officer" section above.

 

 

 

 


 

  

YOU HAVE BETTER THINGS TO DO THAN CHASE APPRAISAL ORDERS

 

As with any process, realistic expectations are important.  Yes it might take you longer up front, even if you have Calyx or an integrated LOS, but the structured nature of the transaction from that point forward will save you many times more than what you spent typing.

 

Our online system will lead to your spending much less time chasing appraisal orders. It will also improve the communication between you and the appraiser, hopefully making your experience with ISN Appraisal Service a good one.
